£650,000 - £675,000 (Guide price) Victorian from the kerb. Unmistakably modern behind the door.
With its handsome double bay-fronted façade, beautiful proportions and unmistakable period presence, this five-bedroom Brookside home delivers everything you want from a Victorian property, before opening up at the rear into an incredible contemporary living space designed entirely around modern life.
Extending to approximately 2,465 sq ft across three storeys, the house has been sympathetically evolved rather than simply modernised. Original character and more formal living spaces remain an important part of the home, while a substantial open-plan extension has completely transformed the way the ground floor is lived in.
A Victorian home with all the kerb appeal, character and proportions you’d hope for, completely reimagined for the way we live today.
The accommodation
At its heart is a bespoke Dave Stone Design island kitchen, forming part of a vast social living space where cooking, dining, relaxing and entertaining all come together. Large bi-fold doors span the rear, opening the house directly onto the garden and flooding the space with natural light — creating the kind of open, connected living that is rarely found behind such a traditional Victorian façade.
For quieter moments, the original footprint provides two beautiful bay-fronted reception rooms. The main family lounge features a Clearview log-burning stove and double doors connecting it with the open-plan family space, while a separate snug offers somewhere to retreat away from the main hub of the home.
A separate utility room and ground-floor shower room complete what is an exceptionally practical and brilliantly sociable ground floor.
Upstairs, the sense of space continues. The first-floor landing is naturally lit by a central picture window and leads to three generously proportioned bedrooms, including a large second bedroom with its own en-suite shower room. The family bathroom has been finished with a freestanding bath and separate walk-in shower, combining contemporary styling with the proportions of the period.
The second floor provides two further good-sized bedrooms, taking the home to five bedrooms in total and creating plenty of flexibility for a growing family, guests or those wanting dedicated space to work from home.
Outside
Outside, the property occupies a particularly generous plot, with off-road parking for multiple vehicles to the front, a detached garage and a spacious rear garden that provides an impressive backdrop to the open-plan extension.
And then there’s the location.
Brookside remains one of Chesterfield’s most sought-after suburbs, offering that increasingly difficult-to-find combination of everyday convenience and countryside on the doorstep. Local amenities are close by, while the Peak District National Park and an abundance of walks and open countryside are within easy reach.
Why Brookside S40?
Brookside is one of those locations that gives you the best of both worlds — the energy and convenience of Chesterfield, with the countryside quite literally on your doorstep. Sitting on the western edge of town towards the Peak District, you can leave the car at home and head straight out onto some beautiful local walks, with Adam’s Happy Hens and the surrounding countryside within walking distance.
For everyday life, the vibrant suburb of Brampton and Chatsworth Road are close by, home to an ever-growing collection of independent coffee shops, restaurants, bars, boutiques and local businesses, giving this side of Chesterfield a genuine neighbourhood feel. Families are particularly well catered for, with a choice of schools locally, including Walton Holymoorside School and Brookfield Community School, while the location also provides a convenient base for families travelling to some of the wider area’s highly regarded schools, including Lady Manners and St Anselm’s.
And when you want to escape a little further, the Peak District National Park is just up the road, making Brookside a location where town, village and countryside living seem to meet effortlessly.
Dales & Peaks ForwardMove please read
Dales & Peaks is marketing this Property with the benefit of ForwardMove. Dales & Peaks has introduced ForwardMove to help speed up the sales process, minimise sale fall-throughs and give more certainty to both the Seller and the Buyer.
Purchasers will benefit from the Buyer Information Pack (BIP), which we have created with our legal partners, to give buyers more information before they agree to purchase.
The pack includes:
Fixtures and contents form (TA10)
Official Copy of the Register (OC1)
Title Plan (OC2)
Local Search*
Water and Drainage Search*
Coal and Mining Search*
Homescreen / Environmental Search*
(Dales & Peaks has ordered the local, drainage, coal and homescreen / environmental searches; we will add these to the BIP as they become available)
ForwardMove allows the sale process to be completed significantly quicker than a ‘normal sale’. This is because the legal work, usually done in the first four to eight weeks after the sale is agreed, has already been completed. The searches, which can take up to five weeks, are ordered on the day the listing goes live and are transferable to the successful Buyer as part of their legal due diligence.
Additionally, and on behalf of the Seller, Dales & Peaks requests that the successful Buyer enters into a Reservation Agreement and pays the Reservation Agreement Fee of £595 (including VAT). This includes payment for the Buyer Information Pack and all the searches (which a buyer typically purchases separately after the sale is agreed).
Upon receipt of the signed Reservation Agreement, payment of the Reservation Agreement Fee, completion of ID and AML checks and the issuing of the Memorandum of Sale, the Seller will agree to take the Property off the market and market it as Sold Subject To Contract (SSTC).
During the Reservation Agreement period, the Seller will reject all offers and not enter into another agreement with any other buyer. The reservation period is agreed upon at the time of sale but is usually between 60 and 120 days.
The Reservation Fee is non-refundable except where the Seller withdraws from the sale. A copy of the Reservation Agreement is available on request, and Dales & Peaks advises potential buyers to seek legal advice before entering into the Reservation Agreement.
If you have any questions about the process or want to know how selling or buying with Dales & Peaks ForwardMove could benefit you, please speak to a member of the Dales & Peaks team.
