Landlord Service Levels
At Dales and Peaks we aim to provide a fast and cost efficient solution to renting out residential property. We have three levels of service available as set out below, but of course we appreciate that all landlords requirements are not the same. With this in mind we are happy to adjust the packages accordingly to fit individual needs.
As part of our management services we have negotiated highly competitive rates for essential items such as gas safety certificates, electrical safety checks, essential building work, painting and decoration, regular or one off cleaning and garden maintenance. We will also arrange an Energy Performance Certificate in line with the new legislation being brought into force on 1st October 2008.
All of our tenants are fully vetted prior to acceptance for any property. However we cannot be held responsible for tenants that default and we strongly recommend the use of a rental warranty policy that will cover the normal monthly payments should your tenant default for any reason.
Option 1... Letting Only
Our basic tenant find service for owner managers
- Visit property and assess suitability & rental advice
- Property marketed on web site and other property advertising portals
- Board erected
- Collecting the Bond and submission to The Deposit Protection Service
- Check tenant into property at beginning of tenancy & collect 1st months rent.
- Advise the gas, electricity, water and council changes of tenancy
- Report to landlord and supply documentation
Option 2...Rental Collection Service
- All as let only.
- Collecting monthly rental
- Producing a monthly statement to the landlord
- Writing to tenants if they fall into arrears.
- Additional costs for serving notice and completing the accelerated fast track procedure for repossession. (see extra services)
Option 3...Platinum service
Complete worry free service. All the features of our LET ONLY service but with the addition of our full management service including;
- Rent collection
- Quarterly property inspections
- Inspection reports and recommendations
- First port of call (we are your tenants contact in an emergency).
- Maintenance management and key holder service
- Full accountability to Inland Revenue in case of landlord’s abroad.
